Ann Arbor Area home buyers are excited by the first time home buyer tax credit of $8000.00.

But watch your time line. (This post was inspired by my friend Kris Wales in McComb County)

August 1st: Start your pre-approval process with your mortgage lender and
begin to gather the documents that you will need (pay stubs, past 2 years tax returns,
last 90 days of bank statements, cancelled checks showing rental payment history if 
applicable)

September 1st: Have your Buyer Agent  picked out.  Yes, it is always wise to have 
a buyers agent looking out for your best interest.   We have 6 Buyer Agents serving all of Washtenaw County area’s.

October 15th: Have your new home picked out and your purchase offer accepted
 by the sellers.

 Then start on all of your inspections and contingencies.  ***Note: Appraisers are backed up, it is taking approximately 45 days to close loans.***

November 30th: The most important date! To qualify for the 1st time home buyers tax credit you must complete the purchase of your home on or before November 30th.  The government may extend but they may not, no one knows and I have not read anywhere it will be extended.

Act now  to take advantage of the up to $8000.00 tax credit.
