Washtenaw County 3rd Quarter Market Reports
Listed below are the 3rd quarter marketing reports for Washtenaw County. Included are all of the different areas of Ann Arbor, and the surrounding area’s of Saline, Dexter, Chelsea, Milan, Ypsilanti (and all it’s areas) Ypsilanti Township, Whitmore Lake and Manchester.
Amazingly enough as the entire country was embellished in terrible market and economic conditions we still managed to sell houses. In fact, sales were up in October of 2008 by 16.5% from October of 2007. The bad news is that the sales price is down 10.5%, and that hurts sellers.
One positive sign is that the number of listings coming on the market are down. I believe that sellers are no longer “testing the market” but waiting if they do not have to sell.
Here are the charts, you can find your area, look at the price range where you think your home would sell, then look at how many homes sold and how many are active.That will produce the “absorption rate”. The absorption rate is used to determine how many months it would take to sell your home, if no other houses were listed.

Missy - I was at an event yesterday and the importance of the market report was stressed. Yes buyers and sellers want to know what is happening in the marketplace.
