Ann Arbor Homes selling at or near asking price
Here is a list of homes that closed or sold in one day from the Ann Arbor Area MLS. As you can see they all closed at or above asking price.
What this means for sellers?
Good for you, you are getting your asking price and in some cases above, with multiple offers. Last week one of my buyer agents wrote and offer for $3000.00 over asking price and we didn’t win the bid. We were competing with five bids.
The only thing you have to worry about is the appraisal. Many times they can not find SOLD comparables to support the asking price. Then you have a whole different issue.
What does this mean for buyers?
Get out and look at the house the day it hits the market. THE DAY My daughter,Christa has been selling real estate with me for eight years and recently said to me, “I feel like a doctor on call, waiting for a house to come on the market to run out and show.”
We wrote another offer last week five thousand over asking price and didn’t get that one either. (((sigh)))
